PROJECT REPORT

The 2010 Parade of Homes can be chalked up as another successful TABA project thanks to the support of all of our sponsors, participating builders, their subcontractors and suppliers and the citizens of central Texas.  The event, presented by Central National Bank and their partners Tri-Supply, Temple Daily Telegram, Choice Rentals, Keene Roofing, Texas Bright Ideas and Heart of Texas Landscaping, was very well attended and showcased some of the latest the area has to offer.

Homes ranging in size from 1200 to over 4000 square feet and in prices affordable to the first time home buyer to those looking for a dream home.  All homes were visited by many who were truly interested in purchasing a home.  It is a great sign that the homebuying market is really turning around and that we are on the road to recovery.  How long that road is, is yet to be determined, but the signs at least are positive.

The dates for the 2011 Parade of Homes have been set for May 13, 14, 15, 21 and 22.  You might notice the committee decided to try a 5 day parade instead of a 6 day parade and the times have been reduced from 6-8 on Firday evening and 1-5 on Saturday and Sunday.  We are always analyzing our projects to tweak them for optimal success.  We truly appreciate our sponsors, builders and committee members who worked very hard to bring such a wonderful tour to the area.  Keep reading the newsletter for updated information about the 2011 Parade.

After a very successful Home and Garden Show and Parade of Homes, the Temple Area Builders Association is feeling a sense of relief from concerns we had due to the past recession.  We share a  hope that the we are on our way toward recovery.  Home sells are strong and new home starts are exceeding the numbers of the past two years.  Positive growth in the homebuyers market and new small businesses are signals that our local economy has been spurred toward recovery faster than most other areas of the nation.

Prior to and during the economic turnaround, TABA has worked to be a beacon for our members as we've moved toward the "road to recovery."   Educational seminars, a strong Governmental Affairs Committee, a well funded Political Action Committee, and many marketing/networking opportunities are some of the primary ways TABA has continued to support our members and our industry.  They are the tools we use to prepare and lead our community toward financial stability--assuring our market provides the potential for all to succeed.  In our accomplishments, TABA credits and relies on a strong membership for the passion and direction of our leadership.

Acknowledging that the vast majority of our members are not builders and are classified as associates, and desiring to thank them for their support, it is important that we understand and respond to the reason our associates become members.  We understand that our associate members commit to TABA the way they do because they want the opportunity to do business with our builder members.

TABA is at work every day to support our industry.  Builders and developers, TABA needs your participation to keep this going.   We must support the folks that support us.  Many of our events have been fine tuned and are well attended, but the largest complaint TABA receives is the lack of builders and developers attending and participating.  TABA appreciates the financial help from builders and developers, but now more than ever needs participation of our builders and developers.  The easiest way for you to accomplish this is to attend our events.

Taking it a step further, there are plenty of opportunities to serve on leadership teams.  These include everything from event committees to the Board of Directors.  With the upturn in the economy, we are looking to add to our membership base, and especially to our number of builder members.  We need folks who are willing to share their passion for the industry through leadership positions in TABA.

Anyone interested in a larger role with the Temple Area Builders Association please contact me or Cheryl Hunka.  We would be happy to visit with you and discuss the many opportunities available at TABA. “Strength comes from within."

Storm Water Ordinances Being Drafted

The TABA Government Affairs Committee (GAC) has completed ongoing discussions with the Temple Public Works Department on an upcoming erosion ordinance.
As we've worked to make you aware in the past, The Texas Commission on Environmental Quality is requiring cities with populations less than 100,000 to have this ordinance on the books in the near future.  Some of you may recall that this is one of three ordinances that are required by TCEQ under their MS4 Storm Water Management Program 5-year plan. We are currently in year three of five and by August 2010 the City must have drafted (not necessarily adopted) ordinances for:

1. Erosion & Sedimentation Control (temporary controls during site disturbance/construction)
2. Post-construction  (permanent water quality controls)
3. Illicit Discharge Ord. (enforcement to reduce illegal dumping of chemicals/pollutants into waterways)

In finalizing the city draft, Temple staff was recently in for a dialogue with our leadership to go over the version that will be presented to Council for their consideration.  For several months previous, the City staff had worked with a GAC subcommittee consisting of a builder, developer, contractor and engineer.  Most of the key recommendations that the subcommittee made were worked into the city's erosion provisions to the extent possible. If you are interested in learning more about this draft ordinance, please contact either me or Temple City Engineer Michael Newman at
mnewman@ci.temple.tx.us

The post construction ordinance is where we’ll soon begin to focus our attention, as many will recall, we’ve already been involved in a number of developer stakeholder meetings that the City of Temple has hosted to bring us up to speed on this ordinance and best management practices that they’ve given us an opportunity to review and comment on.

The City of Belton is required to be working on similar storm water related ordinances and I'm currently awaiting an opportunity for our members to review the plan Belton is putting together.  Our hope would be that it mirror Temple's plan as closely as possible so our members can continue to work under similar rules in each jurisdiction.  I'll let you know as I learn more.

The Temple Area Builders Association is pleased to announce the creation of two new affinity programs that have the potential to raise significant non-dues revenue for the Association with your participation and enrollment.  TABA has entered into an agreement with American Express; and member Perry’s Office Plus has created a “member’s only” program exclusively for TABA members.  Below are the details for each program.

American Express Partnership Program:

We are very pleased to have entered into a partnership with American Express and its Corporate Card Division.  The Amex US Corporate Card Division would like the opportunity to introduce you to the features and benefits available for your business.  This card could be a great tool for qualifying businesses taking away the personal liability that most credit cards have.

The program is simple.  American Express will provide an incentive award to TABA for each member who initiates and uses a new American Express business account.  This includes current American Express clients who utilize a personal or “business” card and chooses to add to or replace with a “corporate” card solution.  Simply let TABA know that you are interested in speaking with an American Express representative about their credit card programs and TABA will provide them with your contact information then expect a call from an American Express representative soon after.  If you find that their programs can be a valuable tool for your business and choose to open an account, TABA will earn real dollars for the referral.  If you choose not to go any further then no problem.

Other partners across the nation have earned thousands of dollars in incentive awards from this program.  If you are interested in checking into one of the American Express programs, please contact TABA today.

Benefits include:

v     A charge-card solution which works as unsecured line of credit payables tool that does not impact your financials

v     Improved cash flow with 30-day float

v     Cash rebates on business spending with leading specific suppliers in their Savings @ Work program

v     On-line management tools and data reporting

v     Valuable rewards for business spending through the award winning Membership Rewards program

v     Local and national implementation resources.

Perry’s Office Plus Member’s Only Program

Perry’s Office Plus is an independent, local office products/office furniture business serving Central Texas for 90 years.  They have introduced a program available to TABA members in good standing for next day delivery on all your office products needs.  The program consists of contract pricing on more than 1500 high usage items such as 92 bright copy paper and a custom contract on 10 additional items for each business to choose.  The balance of the 25,000 item catalog will be provided a competitive matrix pricing.

A rebate will be paid quarterly to TABA based on overall participation from TABA members.  Items will include purchase of furniture and janitorial/break room supplies.  To take advantage of this program or if you are in need of additional information, contact Kerry Litghtenberger at their Temple office at 254-778-4755.

These are the new tools that we can utilize to raise non-dues revenue for this Association from a local level.  Please don’t forget about the member benefits available to members from the state  level such as the Valero Fleet and Verizon Wireless programs.  For information on those programs please visit www.texasbuilders.org/membership/benefits.  And to take advantage of the many benefits from the NAHB from companies such as HP, FedEx and GM, visit www.nahb.org/ma.  We strive to add value to your membership.  Various product and service savings are out there for our members to take advantage of.  We encourage all of our members to take a look to see how your membership can continue to work for you.  If you are interested in either one or both of the local programs, please call TABA today at 254-773-0445 or email me Cheryl@tahb.org.

The hardest, fastest part of the year is behind us now with two wildly successful projects under our belt.  Now it's on to the fun, membership events that I think many of us look so forward to.

Our first event is the annual TABA Golf Tournament.  It is scheduled for July 12th and we are returning to Wildflower Country Club.  I think that has alot of our golfers really excited.  You will find the entry form in this newsletter.  You can print it, fill it out and either mail it in or fax it over.  The cost is $540 per team but if you don't have a team please don't be discouraged - send in your form with $135 and we put you on a team.  Registration and lunch will be at noon and the shotgun start will be at 1pm.  Cash prizes will be awarded after play is over.  We only have enough room for 100 players so don't delay is signing your team up.

We have also begun planning for our 4th Annual Reverse Raffle.  Tickets will be available for sale this month and will cost $100.  There are only 240 tickets for sale this year and mulligans will be available at the door for purchase for $25 (limited to one per ticket).  If you are interested in buying a ticket, please call me to reserve one.  Prizes are still being determined and will be listed on the ticket as soon as they are confirmed.

We are also planning our 2nd Annual TABA Fishing Tournament and our Annual Associate Appreciation Fish Fry.  Be watching your newsletter for updated information on these events.  We hope everyone has a great summer and we hope to see everyone attend at least one of the summer events.

With the May 8th Elections behind us, we can now get back to the business of focusing on issues of the day and making our community all it can be.  Home PAC endorsed candidates fared well in the recent elections.  Temple Councilman Russell Schneider was re-elected receiving 53 percent of the vote; and TISD school board candidate Joelle Bedwell won her race with a more comfortable margin, defeating candidate Janet Donaldson.

Both of the winners were supported by TABA Home PAC and we look forward to working with these officials to further promote growth in our area.  We work to do this by supporting conservative government, quality schools and community enhancement.  One way we at TABA Home PAC strive to support our goals is by supporting elected officials that show that they share the same interests for our community.  We congratulate Councilman Schneider and Mrs. Bedwell on their hard earned victories and look forward to working with them to move our community forward.

Home PAC also welcomes local realtor Danny Dunn to the Temple City Council.  Mr. Dunn did not have an opponent in his bid for Council.  He requested and received the support of TABA Home PAC in the early stages of his candidacy after attending a candidate forum with the Home PAC trustees in early 2010.  Home PAC believes Danny Dunn will serve the City well and we look forward to working with him in the coming years.
